The property industry in Thailand is quite different from many other countries. Not necessarily better or worse — but definitely less transparent.
For example: when you want to buy a home or a condo for sale in Pattaya, where do you start?
Maybe you pick up a magazine with property adverts. Or you go online and Google what’s around.
At first glance, it looks like every house and condo is available for sale.
But take a closer look… and you’ll soon discover the same property duplicated across dozens of sites. Different prices. Varying descriptions. Wrong location markers. Confusing? Absolutely.
Stage II: The Agent Maze
After the first shock, you decide to approach a few real estate agents in Pattaya with selected properties from their websites. You send inquiries by email.
Choosing which realtor to approach is mind‑boggling. Everyone claims to be the “biggest,” the “best,” the “cheapest,” or the “absolute experts” — even if they’ve only been around a fortnight.

Guess what happens when it sells? How many of those 50 agents (except the one who closed the deal) will be informed to remove the listing? Exactly.
